Real Estate Well & Septic Functional Evaluations
Evaluations are often apart of the process when purchasing or selling a home. We make the process simple by evaluating all aspects of the home water system. We provide specialized, non-invasive point-of-sale functional evaluations of private well and septic systems for real estate transactions. Our services are designed to meet standard mortgage lender checklist requirements (including FHA/VA loans) by verifying system placement, evaluating surface functionality through standard tracer dye testing, and providing certified laboratory water purity analysis. We always suggest getting your septic thoroughly inspected by a septic company due to the dye tests veracity. We evaluate the pressure tank, pressure switch and well casing. Water samples are then taken for coliform bacteria and nitrates. FHA / VA Well and Septic evaluations follows the same process as our conventional evaluations with two additional water samples (Leads and Nitrites). We also survey the land measuring the distances between the water systems (Well and Septic) required by most lenders. We will also be giving detailed assessments of the water quality and offer solutions so the water can be filtered properly putting to ease some of the many worries of first time (Well Water Owners) or customers more familiar with city or municipal water.

This report represents a non-invasive, visual, and operational evaluation of the well and septic components accessible at the time of service for real estate informational purposes only. This service is an environmental testing and functional evaluation; it does not constitute a 'Home Inspection' under the Illinois Home Inspector License Act, nor is it a structural certification under the Illinois Private Sewage Disposal Licensing Act. We do not open well casings, pump septic tanks, or evaluate internal mechanical conditions. For a comprehensive structural certification or system repairs, the client is advised to consult a licensed well or private sewage disposal contractor.
